A real estate development company requires people from many different industries to complete a project. The overall title of real estate developer is reserved for the person or persons who own the company. Real estate development can be the building of new properties, or it can be the refurbishing of existing properties. Project Manager
A project manager is responsible for the coordination of the general contractors and the procurement of all licenses and permits. He is responsible for bringing the project in on time and on budget. The project manager also tours the job site prior to the beginning of the project to help create the time line and determine which subcontractors will be necessary for for the job. The project manager may be responsible for more than one project at a time.
General Contractor
The general contractor reports to the project manager and may or may not be an employee of the real estate development company. The company may have several general contractors it works with depending on the project, contractor availability and size of the project. The general contractor performs the work outlined in the development contract and brings in sub-contractors when needed.
Real Estate Sales Agent
A property that is developed needs to be sold and that is where the real estate sales portion of real estate development comes in. A real estate sales professional may work for the development company, or they could work for a real estate firm and contract out to the development company on a project-by-project basis.
Real estate sales agents normally specialize in either commercial or residential properties. They help the developer set the price for the sale or rental of the properties, they list the properties and they perform the marketing activities such as showing the property and dealing directly with potential buyers.
